The CAO’s Best Resources
The Condominium Authority of Ontario (CAO) has many resources available on its website for unit owners, managers, and others living in or working for condominiums. The CAO’s website has various templates and guides to help owners navigate various legal issues and areas of dispute. It has updates on industry news, such as legislative changes. Today, I thought I would share some of our favourite tools and guides.
CAO’s New Smart Proxy Form
In July of 2025, the CAO announced it was “piloting enhancements to make the proxy form easier for condo owners to complete.” The questionnaire is intended to help owners properly fill out the proxy form based on information from the Notice of Meeting the owner should have received from their condominium in advance of the meeting. Considering proxy forms are rarely filled out perfectly in my experience, this is a great tool to help owners fill out the forms and reduce disputes about proxies. CAO Updated Buyers’ Guide
In August of 2025, the CAO released an updated CAO Condo Buyers’ Guide. The Condominium Act, 1998, requires developers to provide the guide to purchasers of new condominium units as part of the developer’s obligation to disclose certain information to the purchasers to ensure they make informed decisions. The guide provides basic information to purchasers about the purchase process, living in condominiums, governance matters, financial matters, repair and maintenance obligations, and dispute resolution processes. CAO’s Condo Calendar Tool
This tool helps condominiums determine deadlines for various obligations, like when AGM notices and information certificates should be distributed to owners. Enter your condominium’s information and it will provide you with customized information and dates for your condominium. Condo Forms
The CAO also has many of the most important forms required by the Condominium Act, 1998, such as the proxy form, notices for meetings, record request forms, information certificates, status certificates, the summary of lease or renewal used by owners who lease their units, and the notice of future funding. CAO Registry
This tool allows anyone to quickly find basic information on condominiums, such as the directors, the manager is (if any), the number of voting units, and when the last AGM was held. You can access it here: https://www.condoauthorityontario.ca/condo-registry-search/
Be sure to follow the CAO’s website for more updates. The CAO is currently seeking feedback on proposed changes to the Tribunal’s rules, including the rules surrounding the awarding of legal costs of the proceeding and compensation for self-represented litigants.
